A roof problem rarely announces itself politely. It shows up as a stain spreading across a ceiling after a storm, a handful of shingles scattered across the yard, or a drip you can hear but cannot find. If that is where you are right now, call (850) 499-0167 and we will come out and find it.
DAM Roofing & Construction has repaired residential and commercial roofs across Fort Walton Beach and Northwest Florida for more than two decades. Most of what we are called out to look at turns out to be repairable. The work is in figuring out what actually failed, fixing that properly, and making sure the rest of the roof is not about to do the same thing next season.
Signs Your Roof Needs Repair
Roof damage is easier and cheaper to deal with early. These are the signs worth acting on:
- Water stains spreading across ceilings or running down interior walls
- Shingles that are missing, cracked, curled, or lifted along the edges
- Granules collecting in your gutters or washing out at the downspouts
- Rusted, bent, or separated flashing around chimneys, vents, and skylights
- Daylight visible through the roof deck in the attic, or damp insulation and a musty smell
- Sagging or dipping anywhere along the roof line
- Shingles, flashing, or roofing debris in the yard after a storm
Some of these need attention this week and some can wait for a scheduled visit. If you are not sure which one you are looking at, call and describe it, or send a photo.
Common Roof Repairs on the Emerald Coast
Roofs here take a particular kind of beating. Sustained wind, driven rain, salt air, and months of direct sun age a roof faster than the same materials would age inland. The repairs we make most often reflect that.
Leaks around flashing and roof penetrations
Most leaks are not holes in the middle of a roof field. They start where the roof meets something else: a chimney, a vent stack, a skylight, a valley, or a wall. Flashing and sealant at those transitions fail long before the shingles around them do, which is why a leak often shows up on a roof that still looks fine from the street.
Wind and storm damage
High wind lifts shingles, breaks the seal underneath them, and leaves the roof open to the next rain even when nothing looks obviously missing. After a named storm it is worth having the roof checked whether or not you can see damage from the ground.
Worn sealant, boots, and vents
Rubber pipe boots crack and shrink in Gulf Coast sun, usually well before the roof itself is worn out. They are inexpensive to replace and a common source of persistent, hard-to-trace leaks.
Damaged decking
When a leak has been running for a while, the plywood decking underneath may be soft or rotted. We will tell you if we find it, show you, and include it in the estimate rather than covering it back up.
Our Roof Repair Process
We keep this simple and predictable, because most people calling a roofer are already having a bad week.
- Free inspection. We come out, get on the roof, and look at the whole system rather than just the spot that is leaking.
- Documentation. We photograph what we find so you can see it yourself instead of taking our word for it.
- A written estimate. You get the scope and the price in writing before any work begins.
- Scheduling. We tell you honestly when we can be there, including whether it is urgent enough to move up.
- The repair. Our crews do the work, and we handle permitting where the scope requires it.
- Cleanup and walkthrough. We clean the site, run a magnet for nails, and walk the finished work with you.
Emergency Roof Damage
If a storm has opened up your roof, the priority is keeping water out of the house until a permanent repair is possible. Call us as early as you can, move belongings out from under the leak, put down containers, and photograph the damage before anything is moved or cleaned up. Please do not climb onto a wet or damaged roof to look.
Should You Repair or Replace?
Not every roof is worth repairing. The honest answer depends on how old the roof is, how widespread the damage is, and how many times it has already been patched. A five-year-old roof with one bad valley is a repair. A twenty-year-old roof that has been patched three times is usually money better spent on a replacement.
We will give you our read either way, and we will tell you when a repair is the better financial decision even though the larger job would be worth more to us. If replacement turns out to be the right call, here is what to expect from a roof replacement in Fort Walton Beach. It is also worth understanding what a roof shingle warranty actually covers before you decide.
Storm Damage, Insurance, and Florida Law
If your damage may be covered by insurance, documentation matters enormously, and it matters most in the first few days. Photograph everything, keep your records, and do not throw away damaged material until it has been documented.
Florida roofing rules have changed in recent years. We wrote up what HB 715 means for Florida homeowners, and there is a separate program worth knowing about if you are considering upgrades: My Safe Florida Home wind mitigation grants.
